**Important** By booking you agree that you have read & agree to comply with these rules and failure could result in being asked to leave the property without refund: No Parties: Zero tolerance policy for parties. $1000 fee if the police visit our home due to a neighborhood complaint. Occupancy Limit: No more than 4 guests in our home at any one time due to city occupancy regulation. No Smoking: $1000 fee if guest smokes inside our home or leaves ashes or pieces of tobacco or marijuana inside our home. If smoking outside, guest is required to dispose of any cigarette butts before checking out. Noise: Noise sensor onsite provides a noise score. If sustained noise exceeds a fire truck 50 feet away, we send a written warning. $500 fee on the third time sustained noise exceeds a fire truck 50 feet away. Quiet Hours: After 10pm, all guests do not stay outside in the backyard or in front of our home and music kept to a quiet volume. Late Checkout: If housekeeping arrives after checkout and the guest has not vacated the home, the guest will be charged for housekeeping’s time until they have vacated the home. This fee does not award the guest possession of the home after checkout. We strive to provide a great experience for guests. Unauthorized party, smoke, or pet requires an exhaustive process on short notice to ensure a great experience for the next guest. Thank you for your cooperation.

Cancellation policy:
To receive a full refund, guests must cancel at least 30 days before check-in

• If they cancel between 7 and 30 days before check-in, you’ll be paid 50% for all nights
• If they cancel less than 7 days before check-in, you’ll be paid 100% for all nights
• Guests can also receive a full refund if they cancel within 48 hours of booking, if the cancellation occurs at least 14 days before check-in

We do not accept cash, check, or pay by onsite terminal. We accept VISA, Mastercard, debit card, voucher, Prepago, pay by Link, third-party payment, Airbnb prepaid card.

Important things to note:
We give 12% off for a week stay, 25% off for a month or longer, please use the listing calendar to select your dates and if you qualify for discounts they will be applied automatically. There is no pet fee. We allow up to 3 pets maximum. There is a private parking lot at the back of the property. Each reservation is limited to 1 parking spot maximum, the driveway spots are first come first serve. There is additional free street parking across the street. Please DO NOT park in front of a neighbor's home. Since our central location is so close to the commotion of Downtown, please bring ear plugs if you feel you'll need them. There is currently construction nearby which is outside our control. There is a security camera outside the front door, outside the front of the building, and overlooking the parking lot. The washing machine and dryer are shared and located next to unit 105. We have units of several colors- black, emerald green, royal blue, hot pink, maroon, fire orange, and turquoise- contact us if you want a specific color. Every unit has the identical feature set, just its own accent color.
